Terms of Service

1. The service

Homing Malta provides an online venue for hosts to publish property listings and for seekers to browse, save, and contact hosts. We are not a real estate agency, landlord, tenant, or party to any rental, lease, or sale contract between users. Agreements are made directly between hosts and seekers.

2. Eligibility and accounts

You must be at least 18 years old and able to enter a binding contract. You are responsible for your account credentials and for all activity under your account. Provide accurate information and keep your profile up to date.

3. Listings and seeker profiles

You agree that content you post:

• Is truthful and relates to a genuine search or property offer.
• Does not infringe others' rights or violate law in Malta or your jurisdiction.
• Does not include misleading prices, fake photos, or discriminatory requirements prohibited by law.

We may remove or hide content, suspend accounts, or report serious violations to authorities where appropriate. We are not obliged to monitor all content but may do so.

4. Fees

Listing and browsing may be free during early access. We may introduce fees later with reasonable notice. Any payment for accommodation is between users unless we explicitly state otherwise on the platform.

5. Messaging and conduct

Use in-platform messaging respectfully. Do not harass, spam, phish, or solicit payments outside the platform for fraudulent purposes. Do not scrape the site or attempt to circumvent security.

6. Disclaimer

The platform is provided "as is". We do not guarantee availability, accuracy of listings, or that any user will complete a transaction. You use the service at your own risk. To the fullest extent permitted by law, we exclude liability for indirect or consequential loss arising from use of the platform or dealings between users.

7. Indemnity

You will indemnify us against claims arising from your content, your breach of these terms, or your dealings with other users, except where caused by our wilful misconduct.

8. Intellectual property

We own the platform branding, design, and software. You retain rights in your content and grant us a licence to host, display, and promote it on the service.

9. Termination

You may stop using the service at any time. We may suspend or terminate access if you breach these terms or for operational reasons, with notice where reasonable.

10. Governing law

These terms are governed by the laws of Malta. Courts in Malta have exclusive jurisdiction, subject to mandatory consumer protections in your country of residence.
